Financials · Break-even

Operating break-even Year 2. Cash-flow positive Year 3.

The model carries a deliberate, modest ~$80K Year-1 operating loss — funded by the Y1 tranche of the lead pledge — while the recording studio, classroom wing, retreats, and sponsorships stand up. The recital hall opens in Year 2 and the Center crosses into operating surplus (~$660K). Cumulative cash — including all Phase-1 and Phase-2 capex — turns positive in Year 3. Phase 3 expansion (amphitheater + dome) is deferred to Year 5 and funded from retained surplus plus a secondary campaign, not the lead pledge.

What this means for the case

  • Class enrollment is the single biggest BE lever. Hire the program director in month 2 of Y1 — this person earns their salary 4× over by season 1.
  • Hall utilization matters less than people expect because the 200-seat recital hall is small. Phase-1 revenue is carried by classes + studio + retreats, not by ticketing.
  • Lock construction with a GMP contract before Y2. Inflation at 10% vs 5% adds ~$959K to total capex.
  • Marketing has diminishing returns past 10%. Going from 10% → 6% pulls BE in by ~1 quarter but kneecaps Y3–Y5 growth. Keep the benchmark.
  • Phase-3 expansion is self-funded — at base case the Center accumulates $4.79M of cash by end of Y4, before the amphitheater/dome capex hits in Y5.
